Material selection

Complexity and pitch
Steep roofs, multiple intersecting planes, many penetrations, and dormers all increase labor time significantly. A simple gable roof takes half the time of an equally sized complex hip-and-valley system.
Decking condition
If the underlying plywood or OSB decking has rot or water damage, it must be replaced before the new system goes down. This is a common add-cost item on older roofs — typically $70–$120 per sheet of plywood.
